This is an amazing service that makes collecting and sending out waivers and liens so much easier. I can track, send and store all waivers in one place and I don't have to manually input information for each waiver.
Adding in the mailing aspect for those companies that don't use email to collect and sign waivers. Some vendors don't use their email address and if an email is not input then zlien should give you the option to mail the waiver.
Great company, great people and great product. This is an overall win win for the construction industry and makes it so much easier to collect, send out and save waivers.
Collecting, tracking and storing waivers for all projects and subs. This service has streamlined and made the waiver process so much simpler and faster. I don't have to go through my emails to look for the first email to resend, I can simply resend the waiver.
Levelset, if setup properly, well manages the lien waiver and pay application process for subcontractors on our projects. Our teams are trained on the required initial setup, and then pay application and waiver requests are automatically generated to our subcontractors, they know what they are required to turn in with clear instructions and indications of errors, meaning that our team members don't have to manage this tedious process. It is done automatically.
The initial setup on a project can be tedious and complex, however it is time well spent when the process works the way that it should. It inevitably shaves hours off of the sub pay application review process each month for each project, the financial and productivity gains associated with this time savings is incredible.
Get a demo, it is going to impress you, particularly with the available pricing. Make sure to really utilize the ability to use custom forms when necessary and train your teams to invest in initial setup to make the monthly usage simple and efficient.
Time management is very difficult for our project teams, they have much that is required to be done in a short period at the end of each month, sub pay application review, development of Owner pay applications, when you add to it the due diligence of reviewing lien waivers from all subs, second tiered subs and vendors on a project to ensure that you mitigate risk, you begin to realize that you will run out of time during that period. Having to review, list what is missing, train subs on what we require, again and again, can take days sometimes. Levelset is a true time saver.
- Easily create new projects, a lot of it easy to fill out (google map linked) or drop down menus you select from. They are linked to a lot of databases too so finding a GC is easy, even if you dont have the address ready at hand.
- Mail delivery is a must for preliminary notices and they will take care of all of that for you and you can also choose to send it out by email on top of it.
- It takes a little while to get used to the way the website works, but once you do, its a breeze and you will send out notices within minutes.
-There's a reminder feature, once you plug in when your work ended, that will automatically tell you when your lien date is coming up and remind you 10 days before so you have time so send a free "notice to intent to lien". You also have options to create free documents like "payment reminders"
- you can anonymously rate payment speed of GC's you work with and will also receive warnings when a project stakeholder has gotten a bad review or a problem has been reported.
- When you do run into problems with payment, they are very helpful in walking you through the lien process step by step. The Call Center is based in New Orleans and the employees are helpful and knowledgeable.
- They have two plans for level of research, the Pro research (property owner, legal property description, project type, job site address) and they will check public databases for GC, Surety/Bonding Co. and Lender information if you dont know it but wont guarantee that its correct. They will recommend you upgrade to the better level of research where they make calls to subcontractors / GC and search paid databases. I wish this was the standard for either plan because if you get the info wrong, you can jeopardize your lien success.
If you have lots of projects, this is a great tool keeping track of making sure you're sending out the preliminary notices. If you rarely or never have had to file liens, then go with the basic research but if you deal with lots of different GC's you dont have a personal relationship with, maybe opt for the higher level of research.
you let all parties know that your payment is protected and you're more likely to get paid in time. Sometimes just sending out a "notice to intent to lien" as a last minute resort before the lien helps you get paid or helps get the ball rolling.
Transparency of lien process and being able to search projects.
We have not had any issues with Levelset at this time.
Faster processing time.
You can easily send out pre-lien notices quickly. It is also a great tool for requesting and gather releases from subs.
You can not automate the lien release request based on the payment date, only the invoice date.
I have not connected with tech support in a while, so I am not sure which problems they are solving right now.

Awesome system, great visibility, very user friendly.
The service itself is not great, they often dont find the right information. They opted for sending information to all of the contacts found for a particular job skyrocketing costs because they were often inefficient at finding the same. After various attempts to point out that they had a fault in their process, all of our open liens in Florida are technically invalid. We mentioned this on several occasions and they refused to listen to concerns way befire this judge ever ruled against them saying that the company was founded by attorneys.
Levelset promised a very visually appealing and easy to use system for a process that historically has been very manual. While there are many aspects of the notice to owner and lien processes that are still manually, they promise to get the information and send it out in a timely manner so that no legal rights are lost in the construction process. We stopped using them because there were many failures on they information they obtained and how they managed their processes despite us paying for the highest tier of research.

So far, haven't come across any dislikes, they have done a good job servicing our company.
If your business does many construction projects, levelset is the way to go to protect your company and make sure you're paid on all projects.
They are getting all of the right to lien notices on time, I am able to see what stage of sending the notices we are in at all times and the transparency is very helpful. The research team helps get any missing information so that the notice is complete when sent out. They will research the owners information, they verify the jobsite address, etc.
