I like the Audit reports for the software, especially the lease Audit section. They breakdown every lease for you to understand the valuation drivers.

A downside about Argus is that if there is a server outage within the corporation, you will have issues logging in.

Additionally, the program is somewhat complex for you to understand how to valuate the property from scratch, but at the same time user friendly.

The software is expensive, so if you cant afford it, you should look at other alternatives.

Argus helps finance analyst to underwrite the cash flow for proposed property, like office building and retails. Also, users can build up debt and valuation modeling to calculate the returns for investors.

The data input is simple, just need the financial assumption for the market and the property. The cash flow it builds is straightforward and you can understand the cash flow for distribution.

Some of the data input items are confusing for the beginners and there is no hint on how to inputting data.

Not much to dislike here. Its the first of its kind and almost the industry standard.

I really like the amount of time it saves you. The fact that you have specific inputs and it does all of the calculations for you, with an excel output option is AMAZING- especially since within excel, the sheets are very responsive, instead of a neater layout.

The lack of windows 10 integration is a big issue. But alongside that, you can choose to not pay for the support, but if you choose to update to the latest version, you have to pay for the entire backlog of support before you're elligible for an update.

Take a training course if it is your first time picking it up. It is a very hard software to just pick up and it is extremely useful.

When I was using it , it solved the time it took to form budgetary sheets, pro formas, time sheets and many other real estate management related issues. Also subsrcibing to Argus DCF allowed me to create discounted cash flows with ease and I would deinitely recommend that to any invester. Great Product.

This software is great for data analysis of student curriculum information.

I have no issues in using this data since I only have been using this software for about a year at my job.

Argus Enterprise's best feature is that it has a plethora of options to model out commercial leaeses correctly.

The program has a high learning curve due to the number of variable inputs. At times it is hard to find where specific inputs go in the program.

Argus Enterprises is the industry standard for modeling out projected lease revenue and costs. It allows users to accurately model out expected costs and revenue for multi-tenant buildings without creating a complex excel spreadsheet.

* Argus Enterprise, availability to could valuate any property in the long term in real estate project. All the tools of valuation are really advance and its really complete. Also, a sensibility tool to run different scenarios to one property with different CAP Rates or different purchase price scenarios.

*Access by a website, this platform could be used in any computer that you have installed all required programs

*Allow sharing with more persons from your company, and both could work on the same project live stream.

First, the platform is not so friendly to use, would require that some level of expertise to use. I will have to pay expensive courses to learn how to use the basics tools. Also, you have to pay for each member not could be a full package, also its expensive. If the price would be lower many users and companies could use it. Not easy to install you would require a lot of programs like Citrix and other projects.

The new dashboard view is nice and it was easy to combine multiple properties into a portfolio.

Argus has never been the most user friendly experience. The things you disliked from the previous version are still there, mainly that it is an arduous process to set up a file. I also had to click around a lot to figure out where everything was and how to change inputs.

If you work in commercial real estate and do acquisitions or dispositions you are probably going to need to work in Argus as some point so just bite the bullet and learn the software and it's not too bad. It also was able to import files from old versions easily so that was a help.

I modeled a project that has several phases of building and then was able to combine the phases into a comprehensive project. We were mainly setting up a file to get the cash flow stream for valuation but also to have a file to distribute to potential buyers if requested.

I've been familiar with Argus products for a while, but this is more user-friendly and has a lot more functionality than previous editions.

As with most Argus products, it's difficult to train on.

Highly recommend. Don't be afraid to go through tutorials and ask for help from customer service.

We don't like having to work through Excel - this solves that issue.
